Commercial Electrical Services in IP25

Commercial jobs start at the intake. We check whether the supply is single-phase or three-phase 400V, how many spare ways the distribution board has, and what the lease says about alterations, before anything is priced.

• Office and shop fit-outs, first fix containment and cabling through to second fix accessories and lighting
• Distribution board changes and new sub-mains, normally worked outside trading hours
• Electrical Installation Condition Reports (EICRs) on the fixed installation
• Emergency lighting to BS 5266-1 and fire alarm work to BS 5839-1

Part P of the Building Regulations does not apply to separately metered commercial premises, so there is no building control certificate at the end. The duty that does apply is regulation 4(2) of the Electricity at Work Regulations 1989: maintain the system so as to prevent danger. No fixed legal interval exists. The IET recommends five years for offices and three years for restaurants and commercial kitchens. In practice your insurer or your lease sets the real date.

Handover includes the certificate, the schedule of test results and an updated circuit chart. Our electricians are qualified to BS 7671 and we carry full public liability insurance.
